Since 1996 it has been a legal requirement for landlords to hold a CP12 gas Certificate for homes supplied with gas.

 

The annual gas safety inspection ensures the gas appliances and flues in the landlords rental property are operating safely and up to current standards.

  • Check appliances and all pipe work for gas tightness
  • Check burner pressure / gas rate against manufactures data plate
  • Check for satisfactory ventilation
  • Check standing and working pressure if test points are available
  • Test flue flow to ensure removal of products of combustion
  • Check satisfactory operation of all the flame failure devices
  • Check for physical stability, presence and effectiveness of stability brackets (where appropriate)
  • Produce written report (CP12) for Landlord and Tenant

As a landlord I needed my Ideal boiler looked at as It was not functioning correctly. I had no heating or hot water either. My tenant had been complaining so i googled local repairs in my area. Most of them had extortionate hourly rates which I could not justify. Then I came across Heatcare South so gave them a call. Booked me in for the next day when I was available , gave me a morning slot and would call half hr to 1hr before engineer would arrive . Engineer arrived and accessed the situation and said my radiators were sludged up and I would need a power flush to remove the dirt build up. So he cracked on with it and finally I have a fully functioning boiler lovely hot water and most importantly a very happy tenant.
